Why one-window delivery beats managing five vendors

KnowledgeBy ABA AssociatesJuly 2026 · 3 min read

Ask any admin head who has managed an office fit-out what the hardest part was. It is never the construction. It is the Tuesday afternoon when the false-ceiling contractor blames the electrician, the electrician blames the designer's drawings, and the furniture supplier calls to say delivery is next week — while your CEO asks why the office isn't ready.

The cost that never appears in a quotation

When you hire a designer, a contractor, an MEP vendor and a furniture supplier separately, you become the project manager — without the authority, information or time to do that job. Every gap between vendors becomes your gap. Every dispute lands on your desk. Studies of construction projects consistently find that coordination failures, not workmanship, cause most delays. Our own site experience says the same.

What one-window actually means

One-window delivery means a single contract and a single point of responsibility, from drawings to handover. In the ABA Group, that pipeline is physical, not just a slogan: ABA Associates plans and designs, ABA Planners & Works builds, and ABA Wood manufactures the furniture in our own factory. When the joinery must match the ceiling detail, the two teams share one drawing and one boss.

Where clients feel the difference

The exception worth knowing

If you already employ a qualified project management team, multi-vendor contracting can work and sometimes saves money on very large projects. For everyone else — especially banks, brands and institutions where staff time is the scarcest resource — single-point responsibility is the cheaper option once you count every cost.
